Building Certification

Real Estate Certification is an International proof of a sustainable property. Sustainable development means better performance and efficiency, long-term return, environmental responsibility, health care and well-being.

We help to evaluate and choose the best certification system of International green building standards and to carry out the certification process from registration to the completed application for new construction and existing buildings.

Our professional team provides:

  • BREEAM In-Use International
  • WELL
  • BREEAM New Construction International
  • BREEAM Refurbishment
  • EDGE
  • LEED new Construction
  • LEED O+M

  • Investors | Certification is reputable and gives green buildings transparency. Better, healthier buildings typically command higher rents and are worth more. Large RE and Institutional Investors have figured this out and many invest only in green building projects.
  • Tenants | A property with a green building certification can result in higher occupancy rates or increased tenant satisfaction, which translates into longer leases, higher demand or a rent premium.
  • Landlords | Making sustainable upgrades to existing properties can be beneficial in terms of cash flow. Efficiency improvements can reduce operational costs through lower utility bills and maintenance costs, lower exposure to energy price risk or lower insurance and debt cost.

BREEAM certificate | BREEAM standard

BREEAM is the world’s most widespread and leading method of environmental impact assessment and certification system for buildings. To date, more than 550’000 buildings are valued and about 2’250’000 are registered in 77 countries around the world.

The BREEAM standard is designed to help building managers, investors, owners and users reduce operating costs and improve the environmental performance of an existing building. This voluntary standard and certification system provides a clear and reliable methodology for improving the sustainability performance of an existing building.

The following categories are considered in the assessment of the building:

  • Management
  • Energy
  • Health and Wellbeing
  • Transport
  • Water
  • Materials
  • Pollution
  • Waste
  • Land Use and Ecology

Each assessed category consists of a certain number of credits, and the implementation of the requirements for these credits results in a final grade. Available BREEAM rating levels for building certification: UNCLASIFIED, PASS, GOOD, VERY GOOD, EXCELLENT, and OUTSTANDING.

During the BREEAM assessment process, our team:

  • Prepares and presents BREEAM tasks to all stakeholders
  • Examine documents (BREEAM evidence) and provide comments
  • Collects all data required to prepare a BREEAM report and submit it to the BRE organization for certification
  • Communicates with BRE Global
  • Participates in design and construction work planning
  • Advises all parties involved in the BREEAM assessment in the implementation of the criteria and preparation of documents at all stages of the project
  • Evaluates the project according to different BREEAM schemes

LEED (Leadership in Energy and Environment Design) is a US 1998 one of the top-class environmental assessment systems has been developed to assess the environmental performance of a building and to promote the sustainable development of the building’s life cycle. It is a point calculation system that evaluates environmentally friendly actions during the design, construction and operation of a building.

The LEED method aims to assess the sustainability of a building as a whole from the perspectives important for human health and the environment. LEED promotes a sustainable approach to building in the following key areas: sustainable plots, water efficiency, energy and atmosphere, materials and resources, quality of the indoor environment, innovation design, regional priority. LEED can be implemented for various types of projects – new buildings, renovation projects, projects already built and in operation, interior and tenant projects, residential and apartment buildings, schools, health care and other public buildings, neighborhoods and communities, even cities, etc.

In principle, projects are assessed in the following sustainability categories:

  • Location & Transportation
  • Sustainable Sites
  • Water Efficiency
  • Energy (Energy & Atmosphere)
  • Materials & Resources
  • Indoor Environmental Quality
  • Innovation
  • Regional Priority

When all mandatory requirements are met, the scores from each category are summed and the result obtained determines the LEED assessment level, of which there are four: CERTIFIED, SILVER, GOLD, PLATINUM.

During the LEED evaluation process, our team:

  • Develops and presents LEED tasks to all stakeholders
  • Develops and coordinates the most favorable LEED certification strategy
  • Examine documents and make comments
  • Gather all the data needed to prepare LEED evidence and submit it to the GBCI organization for certification
  • Communicates with LEED organizations, i. USGBC and GBCI
  • Participates in design and construction work planning
  • Advises all parties involved in LEED evaluation in the implementation of criteria and preparation of documents at all stages of the project
